Framing part 10: loft trusses

Our framers are installing the last trusses on the loft section. Following this we can begin the final work to get to the lockout stage where the windows and roof are complete.

Framing part 9 Loft walls complete

With the framers hoisting up the last of the rake walls that for the sides of the loft space all that remains is roof completion. 

Here are some shots of the vaulted loft space is it was set into place 


Our lead framer is preparing to set the final loft wall in position. The zoom boom is doing the heavy lifting once again 


All that remains now is to set the trusses on the loft.

Framing part 8

With the heavy beams lifted in place the framers are finishing the loft level. Elsewhere on the threeplex the roof trusses are going starting with the middle fire rated girder truss. 


With joists in place the floor can be installed.

Landscaping update

At our duplex project we are wrapping up the landscaping elements left from last winter. With the cedar deck and privacy screen complete and stained we can move on to the final planting and spreading of mulch.

Framing part 7

With the second floor complete all that remains is the loft and the roof. The framers prepped the beams and lifted them into place today.  These large beams support the entire third floor. 


The framers are also prepping the fire stop trusses and organizing the roof install.

Project marketing update

We are using a new inner city marketing and real estate brokerage to sell the three plex project. Here is the link from new Infills.ca.

We are attempting to presale one of the three units. This allows the buyer more freedom in selecting finishes such as paint and tile.

Pre grade and basement slab prep

To summarize the bulk of this weeks progress:

We overcame our dirt shortage and brought in a few loads to finish backfilling the side yards. 



At around the same time we had the three basement slabs prepped and poured.  



Finally we decided it was a good Oppportunity to bring in the large one piece tubs to the upper bathrooms. The zoom boom made this far easier than dragging the tubs upstairs.
